With over 34 years in the Real Estate business, we have handled hundreds of properties. Therefore, we know and understand the rental market in Phoenix and the surrounding areas. The experience we bring to the table relieves you of the hassles of managing your investment. 

With client goals as our priority we provide a full-service management firm, including tenant placement, credit screening, maintenance, monthly and quarterly property inspections, collections, evictions, monthly financial reporting and market analysis. On top of all this, all expenses are carefully monitored and controlled, allowing income and cash flow to be maximized.

Management

 

Realty Ambassadors will manage your property and relieve you of any worries regarding your investment. A Property Manager will be assigned to your property to ensure your satisfaction with our company and regular personal contact with your property. Your Property Manager will handle the following: 

 

·        Create a Market Analysis of your investment property to determine the best rental price.

·        Review comparable rentals in your area.

·        Advertise the property when new tenants are needed

·        Make recommendations on rental value.

·         Show the property to potential tenants

·         Screen and select applicants

·         Be present the day the tenant moves in to set the standard of involvement

·         Provide all tenant paperwork, including application, lease and rules

·         Collect the rent

·         Deal with late payments, partial payments and no payments

·         Maintain the property

·         Coordinate monthly and quarterly property inspections

·         Handle emergency and non-emergency repairs

·         Enforce policies and house rules

·         Handle HOA violations and complaints

·         Provide monthly accounting statements and reports to owners

 

Tenant Screening and Placement

With continual advertising and marketing we handle numerous inquiries and easily keep all rental properties occupied. We require each potential tenant to complete an application, and will then follow up to verify their employment, rental history, and credit & criminal history. This ensures that your property will have the best tenant possible.

 

Maintenance

To save you money, we use preferred vendors who are skilled, licensed, and insured to provide quality and timely maintenance on your property.

 

We will respond to all repair requests immediately and strive to have non-emergency repairs completed within 8 days from the time the repair was reported to us.

We even provide 24 hour emergency service 7 days a week.

 

 

 

Inspections

Every 4-5 weeks, we conduct a “drive-by” inspection of your property to ensure the front of the property is being maintained in accordance with our standards and the rules set forth by the governing homeowners association.

 

On a quarterly basis, we make a thorough inspection of your property, both inside and out. This helps us insure your property is being properly cared for and preventative measures can be taken to ensure the excellent condition of your property. 

We also perform move-in and move-out property inspections to ensure the condition of your investment and hold the appropriate tenants responsible for any damage.

When each of the above inspections is complete, we will provide the property owner with a detailed report on the condition of the property. This detailed report will include digital photos for your reference.

Evictions / Collections

Rent payments are due from tenants on the 1st of the month. If rents are not paid by the 5th of the month, we begin the necessary process to collect rent due along with late payment fees. When necessary we will also begin eviction proceedings.

 

Accounting

Our company is highly automated. Each month you’ll receive a financial statement showing monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button.


 

All Realty Ambassador's tenants must abide by the rules and regulations contained in their lease agreement and lease addendums. Please follow this link to review the rules we enforce with the tenants.
